How it works
Registration charges are the fee you pay to record your sale deed with the government's sub-registrar office. Registration is what puts your name in the official records — without it, you cannot prove ownership in court for most property documents.
Registration fee = Property value × State rate, subject to any cap
- Maharashtra: 1% of the property value, capped at ₹30,000 — on a ₹1 crore flat you pay ₹30,000, not ₹1 lakh.
- Karnataka: 2% of the property value (doubled from 1% on 31 Aug 2025), no cap — the steepest registration fee of the four states.
- Delhi: 1% of the property value, no cap, plus a nominal ₹100 pasting fee.
- Tamil Nadu: 4% of the property value, no cap — 3% for women buyers on properties up to ₹10L (from 1 Apr 2025).
Registration charges are always in addition to stamp duty, which is the bigger of the two costs in most states.

What are registration charges?
The government fee for recording your property document (sale deed) at the sub-registrar office. It puts your ownership in the official records.
How are registration charges different from stamp duty?
Stamp duty is the tax that validates the transaction; registration charges are the fee for entering it in government records. You pay both, and stamp duty is usually the larger amount.
Why does Maharashtra cap registration at ₹30,000?
The state caps the fee so high-value Mumbai properties don’t face punishing registration costs — 1% of a ₹3 crore flat would be ₹3 lakh without the cap. With it, you never pay more than ₹30,000.
Karnataka charges 2% — is there any cap?
No cap. Karnataka doubled the rate from 1% to 2% on 31 August 2025 with no upper limit, so a ₹1 crore Bengaluru property now costs ₹2 lakh just to register.
Is there a cap on Delhi’s 1% registration charge?
No. Delhi charges a flat 1% of the property value with no cap, plus a nominal ₹100 pasting fee at the time of registration.
Does Tamil Nadu offer any registration concession?
Yes — from 1 April 2025, women buyers registering property worth up to ₹10 lakh pay 3% instead of 4%. Stamp duty (7%) has no concession.
Which documents must be registered?
Sale deeds, gift deeds, mortgages, and leases over one year must be registered under the Registration Act, 1908. Unregistered, they are generally not admissible as evidence of ownership.
What is the ₹100 pasting fee in Delhi?
A nominal administrative fee charged along with the 1% registration fee when your document is registered in Delhi.
By when must I register the property?
Within 4 months of execution under the Registration Act. Late registration is possible with penalties, but don’t rely on it.
What if I never register the sale deed?
For documents that require compulsory registration, an unregistered deed does not transfer legal title — you may have paid for a property you cannot prove you own.
